Can I use the FGTS to buy a carta contemplada?

Direct answer: the FGTS (Brazil's severance fund) can be used in a property consortium, but only in specific situations and following the rules of Caixa and the administrator — it is not released for everything. It can, for example, fund a bid, pay part of the installments or amortize/settle the balance of a property consortium, as long as the property and the buyer meet the FGTS usage conditions. What the FGTS does not cover is the ágio paid to the seller of the carta contemplada.
When the FGTS can be used
- To offer a bid in a property consortium and bring forward the award.
- To pay part of the monthly installments, under current rules.
- To amortize or settle the outstanding balance of a property consortium.
- Always in a PROPERTY consortium — the FGTS does not apply to vehicle consortiums.
Conditions usually required
- The property must be urban residential and for housing.
- At least 3 years worked under the FGTS regime, adding up periods.
- Not owning another residential property in the same region.
- No other active financing in the Housing Finance System (SFH).
- The use is always reviewed and released by Caixa and the administrator.
